Commercial Project Experience
Confirm the company has worked on commercial buildings, not just residential properties. Commercial asbestos work brings distinct challenges: occupied buildings, climate control system coordination, and large-scale containment. Request references from comparable commercial projects.
Operational Integration Capability
The company must work within an operating facility's constraints: plant safety management, lockout/tagout, confined space protocols, and coordination with maintenance shutdowns. They should integrate with your existing safety programme under RD 171/2004 on coordination of business activities.
Communication and Reporting
Ask how often you will receive progress reports, in what format, and who your main contact will be. Look for firms that provide daily written reports, immediate notification of problems, and accessible personnel. These practices keep you informed and support timely decisions.
ENAC-Accredited Laboratory
Samples must go to a laboratory accredited by ENAC under UNE-EN ISO 17025. Ask which lab the inspector uses and verify its accreditation. Results from non-accredited labs may lack legal validity and may not be accepted by the Autoridad Laboral.
Insurance Coordination
Emergency asbestos situations often involve insurance claims. The response company should know the documentation requirements: photographic evidence, sample chain of custody, activity logs, and cost records.
Transparent and Itemised Pricing
Costs should be clearly explained with itemised quotes homeowners can follow. Companies that give only lump-sum quotes or deeply undercut competitors may be cutting safety or waste management measures. Get at least three written quotes from RERA-registered companies.
Independence From the Contractor
The monitoring firm must be independent of the removal contractor. RD 396/2006 requires this separation to guarantee objective results. When one company handles both removal and monitoring, the conflict of interest compromises reliability.
No Conflicts With Abatement Execution
The consulting firm should not also perform asbestos removal. This separation prevents a consultant from recommending unnecessary work to generate abatement revenue. Objectivity protects the property owner's interests.
