Why industrial buildings carry a higher asbestos burden
Industrial and manufacturing buildings constructed between the 1940s and 1990s typically contain more asbestos, in more locations, than comparable commercial or residential buildings. Industrial applications drove the heaviest use: sprayed asbestos on structural steelwork for fire protection, lagging on steam and process pipework, asbestos cement roofing and cladding panels across vast roof areas, asbestos insulation board as fire barriers in plant rooms and substations, rope packing and gaskets in boilers and flanged pipe joints, and asbestos textiles in conveyor belts and heat-resistant curtains.
The critical difference from commercial buildings is that industrial maintenance is inherently more intrusive. Routine planned maintenance in a factory involves drilling, cutting, welding, pressure-testing and physical access to areas that a commercial property manager would rarely touch. Every maintenance task that breaks into the building fabric is a potential asbestos disturbance event, and without a functioning permit-to-work system connected to an accurate asbestos register, it is largely a matter of luck whether workers encounter asbestos or not.
